I wanna talk about five things that you need to make sure you do to maximize the amount of money that you’re gonna make when you sell your house and to make sure you sell your house quickly. The biggest thing is exposure. When selling a house, you wanna make sure that its exposed through digital marketing to the masses. Most likely, you’re watching this video through a detailed target-market ad where I’m actually pixeling you and making sure that I’m exposing you to it, and that you’re seeing it. All of the homes that we list and sell at Benitez Real Estate get this same type of highly targeted marketing and it’s all done through a detailed digital-marketing plan that’s taken so much time, effort, and energy to really learn and specialize, and we continue to make it better and better. Now what else is super important that you need to make sure you do when you’re selling your house? You need to make sure you hire somebody that’s really good at negotiating. Think about this, if the average agent in Lufkin only sells a few homes a year and/or works real estate part time, are they really able to negotiate strongly on your behalf? Highly unlikely. If you’re not an expert and truly focused on the game, it’s easy to feel intimidated by the other side and that will make it difficult for someone who’s not super skilled at negotiating to to be assertive enough to stand ground and win for YOU! I am a dedicated full time real estate expert with a business background that has allowed me to really hone my negotiating skills and I’m ready to put those skills to work for you. Here’s some other things you need to think about: price, condition, and location. Now here’s the deal, everyone always thinks their house is worth more than it is. I even do when I sell my own house. It’s very, very normal. But you have to make sure that you aren’t just looking at Zillow. Remember, Zillow’s an algorithm. It doesn’t really take into affect all the specific features of your house. It doesn’t take into affect whether or not you have a pool, your upgrades, if the condition is good or poor or what the market is like in the community. That stuff is really, really important, right? If any of those things are off, if the condition is off, if the location is off, if you live near a busy, busy street, you live near a park or certain school and that’s a good thing, all of those things affect the price. So you need to make accommodations, you need to make an adjustment just like an appraiser would, and at Benitez Real Estate, we do those things FOR YOU. So remember, exposure and marketing, super, super important when you’re buying or selling. You need to make sure you hire somebody that’s an awesome negotiator, is focused and dedicated, and has a marketing strategy that works in this highly technical society we are living in! And quite frankly, every person in the world knows a realtor, probably several. There’s so many of us out there. Don’t put the biggest investment of your entire life in the hands of someone who’s ok with only selling a few houses a year and treats real estate like a hobby or a second job. Go to an expert. Go to somebody who’s going to expose it to the masses, who’s highly skilled at their game, who’s super motivated to serve you, who does it full time, and has your best interest at heart.
